Start with an equipment list.
Send the property location, building use, number and type of units, and any known issues. Existing service records and accessible nameplate photos help define the conversation. If you do not have an inventory, say so; we will discuss what needs to be established during an agreed assessment.
02 / PROJECT DETAILS
Define the maintenance scope.
A useful maintenance proposal states which equipment is included, the planned visits, inspection and service tasks, reporting, and what is charged separately. Filters, belts, cleaning, controls and operating checks should be discussed as applicable to the actual equipment—not assumed to be included in every agreement.

Plan access around your occupants.
Include roof and mechanical-room access, tenant restrictions, preferred service windows and the site contact. Tell us about vendor registration and required insurance documentation early. We review those requirements before accepting work; this page does not promise emergency coverage or a guaranteed response time.

Repairs and replacements remain separate decisions.
A maintenance enquiry does not authorize repairs or equipment replacement. Any additional work needs a defined scope, price and approval. For restoration or insurance-related projects, identify the contracting party and available HVAC scope; insurance coverage and payment are not guaranteed by UB Tech.
